Tap Repairs
Washers, seats, cartridges and spindles, from the 1980s houses to the newest townhouse court: tap repairs.
Every household leans on the same two fittings from breakfast to bedtime, which is why tap and toilet repairs Brendale-wide fill most of our diary. Brendale Same Day Plumbing sends a licensed plumber to both, same-day where we can, 7 days a week.
If we're late, $100 comes off your bill

Homes here run from a small strip of older houses to townhouse courts of different vintages, and the era decides which part wears out first. This page sorts repairs from replacements and lays out the Queensland rules. The Brendale home page lists every service behind them.

Most drips and runs come from a worn part, so a repair fixes them; a crack in the porcelain or the tap body itself means the fixture is finished. The damage sets the job, not the noise.
Here is how the common faults sort:
(plenty of those in the 1980s houses): a new washer, or dressing the valve seat if the brass has grooved.
a fresh ceramic-disc cartridge inside the body.
a new inlet valve plus an outlet washer.
a new fixture, because no rubber fixes a break.
When one tap or cistern comes back for repairs every few months, the parts and labour can add past the price of a new fixture, and we weigh that up on the day. Each fault gets its own page below.

No, Unitywater's concealed leak adjustment will not absorb the water a dripping tap or running cistern loses. That adjustment is for leaks hidden below ground; water wasted at the fittings stays on the owner's account.
A single slow drip can push thousands of litres through your meter over a year. Every litre registers, and none of it comes off the bill.
Two habits keep the account honest:
Water moved while everyone slept points at a leak.
A cistern that never finishes filling loses more than most tap drips.
Whether your place sits near the Kremzow Road Shopping Centre or backs onto the industrial estate, the meter tells the same story. If your toilet refills itself all day, our toilet keeps running page traces the causes before you book anything.

Queensland leaves only a sliver of tap and toilet work unregulated: a jumper valve or washer inside a tap, plus three cistern rubbers, all open to any capable hand. The QBCC sets that short list, and the finished job still has to satisfy the standards in the plumbing codes.
The three rubbers are the ones at the drop valve, the float valve and the suction cup. Everything past the list belongs to a licensee:
counts as licensed work, and the QBCC's own guide uses tap replacement to show what sits beyond the home owner list.
is minor work: a licensee handles it, with no permit and no Form 4.
is notifiable work: no council permit, and we lodge a Form 4 with the QBCC within ten business days of finishing.
Renovating a bathroom on Griffin Crescent changes none of that. The categories follow the work, not the address.

Water Efficiency Labelling and Standards (WELS) is the national ratings scheme for taps and toilets: a product gets registered, and the label shows its stars and water use. WaterMark certification is the second stamp every tap, toilet and cistern needs, and that stamp is what lets a licensed plumber install one lawfully.
Landlords feel those numbers twice, because rentals dominate the housing here and Queensland sets flow ceilings before a tenant can be charged for all water:
9 litres a minute or under at the outlet.
no more than 6.5 litres on a full flush, 3.5 on a half, with the average flush at 4 litres or under.
bath taps, outdoor taps and any tap that feeds a washing machine or dishwasher.
Queensland's sustainable housing rules require a newly built house, townhouse or sole-occupancy unit to carry a dual flush toilet rated 4 stars or better, with 3 stars as the floor for every tap fitting and showerhead. Renovations do not have to meet those floors, so an older court off Doonside Parade keeps its original fittings legally.
Each of these jobs gets a page of its own below, with the faults, the fixes and the local angles:

Washers, seats, cartridges and spindles, from the 1980s houses to the newest townhouse court: tap repairs.

Cistern valves, pan seals and flush faults, with the parts each era of bathroom tends to break: toilet repairs.

Choosing a new tap and having it fitted legally, WELS and WaterMark paperwork included: tap replacement.

A cistern that refills itself all day, traced part by part so you know which one wastes your water: why toilets keep running.
A blocked pan or a slow drain is drain work, so it sits on our blocked drains page, and tank or heater faults belong with hot water plumbing.

No, either one can sit tight for a booked visit, though both keep wasting water until somebody fixes them. Water that will not stop is different: shut the supply at the isolation valve or the water meter, then ring us via the emergency plumber page.
Yes, but the QBCC's unregulated list stops at a jumper valve or washer inside a tap, plus three cistern rubbers: the drop-valve washer, the float-valve washer and the suction cup. The finished job still has to satisfy the plumbing codes, and anything beyond the list needs a licensee.
Yes, swapping in a complete new tap counts as licensed work. A brand-new toilet, or a toilet moved to another spot, goes further again: it is notifiable work, reported to the QBCC on a Form 4.
No, the concealed leak adjustment only reaches hidden underground leaks, so drips at fittings stay on your bill. Repair costs turn on the part and the access, and we set each one in a fixed quote before any work starts.
Queensland tenancy law puts the owner or agent in charge of keeping a rental in good repair, and the tenant should flag faults the moment they appear. A blocked or broken toilet sits on the emergency repair list, so it gets urgent attention.
Unitywater looks after the mains and stops at your meter. Every pipe and fitting from the meter to your taps belongs to you as the owner, so repairs on that side are yours to arrange.
