Housing here runs in two waves: houses from the 1980s through the 2000s, then the estates that followed from 2005, with detached brick-veneer and render homes across both. Council zoning also keeps a big slice of ground in rural-residential acreage.
Each wave leaves its own plumbing legacy:
Solder containing lead was still going onto brass and copper water pipes until 1989, so an original service under the first streets deserves a check.
Gums on the acreage blocks and around the reserves stand close to the PVC drains laid when the estates went in, and roots work into the joints.
Units fitted to the mid-1990s houses are long past a normal service life, and the replacements are ageing in turn; our hot water page covers the swap.

Reactive clay and alluvial soils sit under these rolling blocks, and both extremes pull at the plumbing. Clay swells with storm rain and shrinks through the dry, which moves slabs and buried lines and strains the joints at either end.
The storm season runs from late spring through summer, and runoff follows the slopes toward the creek lines. A pre-summer check of pits, downpipes and boundary drains saves a soaked surprise in December.

The public main, the sewerage system and the meter are Unitywater's to maintain, and every pipe on the property side of that meter belongs to you. That owner's side is where our work sits.
Your meter box also holds a stop tap, and closing it cuts the water to the entire property. Turn it clockwise, after checking that no appliance, such as the hot water system, minds losing supply.
One utility rule is worth knowing. The concealed leak adjustment does not apply to a leak the utility has flagged by email, SMS, letter or phone using digital meter data, unless the leak was already running before that meter went in.
Most calls here trace back to the era of the build: worn tapware, ageing braided hoses, hidden leaks and silted stormwater pits.

Brick-veneer houses from the first wave still run their original washer-tap sets:

The braided lines feeding basins and laundry taps in houses of this vintage are past their best, and a hose that lets go inside a vanity cupboard can spill for hours before anyone notices:

Overflow after a heavy storm, and a shared sewer that stops late at night outside the tavern, both count as urgent calls, and a licensed gasfitter takes every gas job:
Roots and silt do their share too. Our blocked drains page explains how we clear them.

Unitywater maintains the street main, the sewer network and your water meter. Everything from that meter onto the property falls to you as the owner, and that owner's side is where our work sits.
Yes, pipes match the decade the house went up. Solder carrying lead went onto brass and copper joints until 1989, so an original service from the oldest streets is worth a check, while the newer estates run straight PVC.
Yes, in a community titles scheme the body corporate normally keeps pipes on common property in repair, and the lot owner handles any pipe serving just their own lot. At the last census, 349 dwellings here were townhouses or semis.
